Recorded sales on the county file

The Lee County Property Appraiser recorded 27 qualified Copperleaf sales in the 12 months to September 25, 2026, at a median of $750,000, from $409,420 to $1,250,000. Over 24 months the county recorded 57 sales at $842,500, and over 60 months 147 at $800,400. Every one was a resale. We tracked every recorded Copperleaf sale on the county file to build these numbers.

Copperleaf sales by price band

Price band, MLS closings, 12 months Sales

$500,000 to $750,000 9

$1,000,000 to $1,500,000 4

How Copperleaf prices moved, 2019 to 2026

Year County recorded sales County median
2019 41 $484,900
2020 23 $435,000
2021 46 $465,300
2022 36 $692,500
2023 33 $820,000
2024 22 $915,000
2025 33 $750,000
2026, to September 25 17 $780,000

The county median more than doubled from 2020 to 2024 and eased in 2025, to $750,000; 2026 to date reads $780,000 on 17 sales. The mix matters here, because a year with more carriage home sales pulls the median down.

Wisteria Pointe

Wisteria Pointe is 78 carriage home condominiums built in 2001 in two recorded sections, Section I (40 units) and Section II (38 units), fronting Coconut Road at the south edge of Copperleaf near the clubhouse at Three Oaks Parkway. Every unit is a three-bedroom on the county roll, 1,426 to 1,846 heated square feet with a median of 1,586; recent MLS closings ran 1,560 to 1,988 square feet under air.

It is the busiest Copperleaf neighborhood. The MLS recorded 8 closings in the 12 months to September 29, 2026, from $425,000 to $560,000, and 11 over 24 months at a $520,000 median, $288 per square foot, 66 days on market and 95.1 percent of the final list price. Lee County recorded the same 8 sales in 12 months and 27 over five years at a $530,000 median, all resales. One Wisteria Pointe home was for sale on September 29 and again on October 22, 2026, at $578,900.

The fiscal 2027 CDD line is $1,753.55 a year, except building 11, which sits on the Brooks I schedule and pays $1,017.25 for operations only. All three Wisteria Pointe Drive addresses we sampled mapped to FEMA Zone X. With Sago Pointe next door on the same plans, the two are the entry price point of Copperleaf.

Sago Pointe

Sago Pointe is 76 carriage home condominiums built in 2002 in two recorded sections, Section I (32 units) and Section II (44 units), along Coconut Road beside Wisteria Pointe, on the I-75 side of Copperleaf. On the county roll every unit is a three-bedroom of 1,426 to 1,846 heated square feet, a median of 1,586, the same plans as Wisteria Pointe; some MLS listings report two bedrooms.

Sago Pointe trades rarely and lists often. The MLS recorded 1 closing in the 12 months to September 29, 2026, at $649,000, and 17 in five years at a $530,000 median, $321 per square foot and 98.5 percent of the final list price. Lee County recorded 8 qualified sales over 24 months, from $440,000 to $649,000. On September 29, 2026, 4 Sago Pointe homes were listed from $459,900 to $579,000 at a $497,400 median, the most of any Copperleaf neighborhood, and the count was still 4 on October 22.

Every unit pays a CDD line of $1,753.55 for fiscal 2027 ($736.30 of debt on Brooks II bonds plus $1,017.25 for operations), on top of the Copperleaf Golf Club charges every owner pays and the Sago Pointe recreation association. All four Sago Pointe Drive buildings we sampled mapped to FEMA Zone X. Every Sago Pointe address is Bonita Springs 34135, inside the Village of Estero, and the Copperleaf homes for sale search above includes every active Sago Pointe listing.

Juniper Walk

No street or plat carries the name and the MLS shows no Juniper Walk listing in five years, so ask us to confirm the neighborhood of any specific address.

What does it cost to own in Copperleaf?

The club's 2026 schedule is behind its member login, so the 2025 figures are the latest published, and we print only figures we can source. Data updated: October 2026.

The CDD line by neighborhood

The Brooks has two community development districts, the Brooks of Bonita Springs CDD (Brooks I) and the Brooks of Bonita Springs II CDD (Brooks II). Their adopted budget for fiscal year 2027 (October 1, 2026 to September 30, 2027) sets operations and maintenance at $1,017.25 a home in every Brooks neighborhood, collected on the Lee County property tax bill, with a debt line only on neighborhoods that still carry bonds. Copperleaf sits mostly in Brooks II, and every Copperleaf neighborhood carries a debt line except Wisteria Pointe building 11: most on Brooks II bonds, and parts of Foxtail Creek and Jasmine Lake on a Brooks I loan.

Taxes and the all-in yearly cost

The Brooks is inside the Village of Estero, so the bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County, the fire district and the CDD line. For a single-family home, the club's $14,828, the $1,000 food minimum and a CDD line of about $2,048 to $2,195 come to about $17,900 to $18,000 a year before property taxes and insurance, plus the $15,000 capital contribution once at purchase.

Ask for the seller's last tax bill, the club's current schedule and any neighborhood statement and estoppel before you write an offer.

Is golf included at Copperleaf?

Yes. Copperleaf calls itself a private, bundled, member-owned community: by purchasing a home you become a full member of Copperleaf Golf Club, with voting rights and golf, dining, tennis, bocce and fitness privileges. The club offers a limited number of Associate and Social memberships to outsiders, but a Copperleaf owner makes no separate golf decision. Data updated: October 2026.

Copperleaf Golf Club

Copperleaf Golf Club is a private, member-owned club. Its 18-hole, par-72 course was designed by Gordon G. Lewis and redesigned in 2015 by Kipp Schulties, plays 7,066 yards from the black tees and is Audubon certified. The clubhouse, which the club lists at 27,000 square feet, reopened on October 21, 2024 after a renovation reported at about $20 million, with hurricane-rated glazing and operable shutters. Members also have lighted Har-Tru tennis and bocce, a geothermally heated pool and spa, a 3,800-square-foot activity center and Ospreys outdoor dining; member cart fees were $31 for 18 holes and $20 for 9 in 2025.

The Commons Club

The Commons Club at The Brooks is a separate, member-owned club of 2,300 families on Coconut Road, with a 10,000-square-foot Health and Lifestyle Center, an Enrichment Center, a lakeside restaurant called The Rookery, seven pickleball courts and a private Beach Club on Little Hickory Island for Gold members. It is optional for Copperleaf owners and sold separately from Copperleaf Golf Club.

How to check one Copperleaf address

Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, ask the seller for the elevation certificate, and get an insurance quote before the inspection period ends, especially for a lake-edge lot.

Is Copperleaf in Estero or Bonita Springs?

Copperleaf is in the Village of Estero. Its homes carry a Bonita Springs 34135 mailing address because The Brooks was planned as the Brooks of Bonita Springs before Estero incorporated in 2014; the Brooks districts lie within the Village's boundaries. Other places named Copperleaf, including one in Palm City on Florida's east coast, are different communities.

Schools near Copperleaf

Lee County assigns schools by choice within proximity zones. In our Estero area sample of 360 homes, every home was in elementary choice Zone Q (Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks Elementary), every sampled home with a 34135 address was in high school zone South 3 (Bonita Springs High, Estero High and South Fort Myers High), and most of Estero was in middle zone GG (Bonita Springs Middle and Three Oaks Middle). The district's address lookup has not been run for individual Copperleaf addresses for this page, so confirm the zone for the exact home with the School District of Lee County before you rely on it.
